We evaluate and document property conditions at move-in as well as move-out, and compile a list of necessary repairs. We have long-standing relationships with many dependable contractors and vendors. We set clear expectations with our vendors – to go the extra mile to take care of your home just as they would their own! Many of our vendors specialize in their own distinctive trade while others offer a broad range of services. We know which vendor is the best fit for the job and will always go above and beyond to achieve the most cost-effective approach possible!
We will evaluate the need for work with each vacancy. Items like paint, general maintenance repairs, cleaning or replacing carpet, rekeying locks and other necessary work is often needed in between residents. We will also make suggestions for upgrades to the home to help you budget for larger projects in the future while keeping your home up-to-date for future resale value. Our number one goal is to lower your expenses while taking great care of your property, which (almost) always results in a happier resident. And, I think we all know that a happy resident equals a happy client!
Vendor bills and receipts are emailed monthly with Client Statements and are also available through our online Client Portal.
Maintenance Emergency Protocols
- Call 911 for life-threatening emergencies or go directly to the nearest emergency room
- Call your utility service provider first for flooding due to plumbing or an electrical emergency, and then call the maintenance hotline
- Call 911 for a gas leak, carbon monoxide leak, or fire, and then call the maintenance hotline. **Also call your service provider after 911 to report a gas leak**
- No functioning toilets in the house
- Sewage overflow
- No water
- Water leaks that are causing immediate damage to the home
- No heat or air when temperatures are below 45 degrees or above 95 degrees
- Security and safety issues (broken windows, broken doors)
- Electrical outages (not caused by the power company) and loss of power to medical equipment
